I’ve been living in a unit managed by Vantage Strata in the ACT. They regularly maintain the property — the common areas like the corridors are vacuumed and cleaned almost every month, and the outdoor areas are well-kept with regular leaf and grass clean-up.

I previously left a negative review due to an ongoing issue with a leaking garage and unit, which took some time to resolve. However, after raising my concerns, the General Manager, Jarrod Smith, personally stepped in. Despite his busy schedule, he took the time to communicate directly with the strata manager and helped get the issue fixed.

Big shoutout and thanks to Jarrod for his support. I’ve heard of other strata companies with poor service, but based on my experience, I believe Vantage Strata is a solid and reliable choice for body corporate management.

If your building uses Vantage for your Strata my advice is to check every charge. We have been incorrectly invoiced repeatability and have to fight to have their mistakes corrected. Vantage must have a fundamental issue with its invoicing system. Before Vantage respond and ask I reach out, we already have….

Over many years I have had quite poor experiences with Vantage Strata. They didn’t communicate clearly when our building was flooded by faulty plumbing. They raised an invoice against me that they had no right to and took money from my rental property payments without authorisation. They are quick to penalise you if you miss a payment but slow to return your money when they are at fault. They only occasionally return phone calls, you have to do all the chasing up to get them to do their job. Finally, they only accept credit card payments for some transactions, and force you to pay an added on surcharge, which if I read The Australian Consumer Law correctly is illegal.

If only I can give ‘0’ stars, disappointed with their ability to send notifications for levy payment. They sent me an email on 4.11, but I was in hospital for a week so this payment was missed. Since there is no direct payment method, there were no further notification or a reminder email as this gets missed sometimes. I had a call this morning to request for cancelling the additional charge but the lady advised she couldn’t do it. Hope you will have some good way of communicating with the clients with the reminders before charging in this cost of living crunch 🙁

Unreasonable, unprofessional, and uncooperative are three words I would use to describe my experience with this strata company.

Without any prior notice, they cancelled my tenant’s garage remote access and refused to reinstate it after it was discovered that my FOB had been mistakenly assigned to two separate units — an administrative error that was clearly not my fault. Despite this, I was advised that I would need to pay $130 for a replacement remote.

I escalated the issue, hoping for a reasonable resolution, but was met with no assistance or accountability. The entire process has been frustrating and disappointing, and it appears the company is more focused on generating additional charges than providing fair and professional service.

The way Vantage issues levy notices is completely absurd and inefficient. They took over our building management in August 2024 and have not successfully issued us a notice without it being late and with interest already charged.
