Took 2 months and multiple calls + emails from us each week to return my partner’s overpaid rent money after vacate.

Returned $500 of the money then applied $200 to an invoice they had at no point made my partner privy to. The invoice was for replacing down light fittings (landlord responsibility) that we told them on vacate weren’t working when we replaced the bulbs and they still didn’t work. The bond was also returned into full with no claim made by them. Rather than going through the correct avenue (because they didn’t have a fair claim) they tried to take it from overpaid rent money.

Kindly reminded them that per the RTA they could not use money paid for the purposes of rent for anything but rent. They then marked the invoice as unpaid but kept the $200 and told my partner he had to pay the invoice. After a couple more weeks with the remainder of our overpaid rent not returned we threatened to take things further and they finally returned the rest of the rent money.

Absolutely awful experience with calls ignored, emails ignored, being told someone would call us back then never getting a call, having a call transferred internally to then just be hung up on, being told x person will deal with it oh actually y person has to and then nobody doing anything.

Makes me sad to think of all the tenants who get taken for an absolute ride and lose money because they don’t know any better or simply don’t have the time to chase it up.

Nightmare property management DO NOT HIRE.

If you are a landlord scrolling through reviews to assess suitability to elect this company as your property managers, let this be your sign not to sign up with Ray White Townsville, trust me. I’m about to save you from daylight robbery.

A little background- I unfortunately elected Ray White Townsville to manage my property in April 2024, as I was drawn to the reputation of the corporate brand Australia wide and didn’t mind spending 10% of my rental income to ensure that my property was taken care of by a reputable business. It’s a fairly new property with absolutely no major issues.

As both a landlord and tenant myself, I understand
the basic roles and responsibilities of an effective property manager.

My property manager would never pick up calls. Simple as that, they do not pick up calls. Ever. Or even return calls, or even call back requests from their front desk This is the pinnacle of the issues in communications with this management team, when you need someone to talk to, they will not respond, you will be ghosted by your own property manager. As a landlord, you will feel disrespected and ignored for no reason. It takes over a week to get in contact with your property manager minimum.

Emails- Have taken up to 15 days to await a reply. Their regular excuse is the rain they’ve seen earlier this year. I promise you that even today, I am waiting over two weeks to see a response to my emails. I cannot emphasise to you more, how incredibly frustrating this is. I am a tenant with a different rental agency that reply to my tenancy emails within the day, within 24 hours, which is the absolute standard expected when you pay 10% for property management. But Ray White Townsville, simply cannot fathom this response time. And once they do reply, it’s an incompetent, half read response that doesn’t even cover the basis of the email, which require yet another email, which will take ANOTHER two weeks to see a response. I’m sure you can see the trend here.

Maintenance- Now, you’d absolutely want the best for your tenants. When they raise a request, you’d want to know as early as possible to ensure you can fix their issues and ensure they are living in a suitable and safe home. I had recently been made aware of issues raised by my tenants (for a leaking pool filter) over A MONTH after the tenants raised the issue. I cannot even make this up, it took SO LONG, that the tenants actually just fixed it themselves and cancelled the request. I had no idea, I was not made aware of the request at all. I would have ordered it to be fixed within the week. The incompetency of this team still surprises me. This, as a landlord is the worst feeling ever and a direct failure by the property manager, who by the way still hasn’t replied to my email sent over 15 days ago regarding the delay in this maintenance request.

Negligence- This has been raised in multiple other reviews across this page. Luckily, the Sales arm of this business does very well, and drives about 95% of the positive reviews here. There’s been multiple instances of my property manager either sending me a statement with the same pool service charge TWICE (double charged) or of recent events- Billing me for someone else’s pool service !! Literally, a whole different property. Insane, I know. Moreover, my tenants pay all charges relating to the pool and I am still being billed for every pool charge and have not yet seen one reimbursement (that Ray White said they would chase up over two months ago and never did).

The list goes on and on people. Do yourself a massive favour and look elsewhere for property management.

This is the sort of property management that will make you want to manage your own property instead. The team are either happily conducting day light robbery by ripping off and ignoring high paying customers, or just purely incompetent. I have attached a few other reviews to support my claim here. They also will not accept any feedback and have 0 accountability for any complaints.
