An extremely difficult organisation to deal with, both as a committee member and an individual lot owner. The turnover of body corporate managers is intense (4 in 9 months) and there is no continuity of communication and records. Our work registry was a mess with minimal updates. Owners complaining of lodging concerns that were not recorded or answered. At an organisational level they seem to have minimal care factor as to issues we have encountered. I previously tried to set up a phone conversation with management to pass on my concerns, and was essentially told "we won't engage, you need to talk to your individual contact". Definitely don't recommend if you value your body corporate!

If I could give Hartley’s 0 stars I would. I unfortunately bought a unit 5 years ago in a complex they manage and they have been consistently a nightmare to get responses from, expensive and their customer service is atrocious. Since I’ve been here, I’ve had to chase and chase to get a simple response - some things never get resolved and just disappear into a black hole of emails. At present, I have contacted Hartley’s over a week ago (via email) to chase up a very simple but significant issue that is impacting my unit - I sent an initial email, a follow up email 4 days later and then a 2nd follow up email after 1 week. 0 response to any of these messages. I’ve called them twice to chase up the fact I’m getting no emails back to which staff acknowledged the emails should’ve come through to them and also told me they’d get someone to call me urgently (at both 9am and again when I rang at 2:30pm) and I’ve heard from no one. This is just one (of many) instances of having to chase up Hartley’s to do the bare minimum that my fees pay for. If you are considering Hartley’s to manage your Body Corporate - DON’T. You will regret it. There are many other better quality, more affordable and responsive management companies out there.

We have recently had the pleasure of working with Elizabeth Sutton at Harleys and she has been a dream to work with. Liz is quick to respond, knowledgeable and friendly and I couldn't have asked for a better community manager to assist in helping us work through the ex-tropical cyclone issues in Brisbane.

As a Property Manager, I've dealt with a few strata managers in the last 16 years and honestly, they don't make them all the same, Liz is a breath of fresh air.

Highly recommend Rebecca @ HBCM North Lake. Having had several years of difficulties with our past BCM, we engaged HBCM in 2021. Other than one manager who was poor, our experience and relationship on the whole has been a positive one. Communications are timely and follow ups per expectations. Fees and cost structure are in line with industry, but the point of difference has been our current manager who shows utmost professionalism and never requires a second nudge to get tasks completed. Her communications are polished and courteous. Her attention to detail impeccable. Kudos to Rebecca @ North Lakes.

The worst company I've ever dealt with. Avoid these guys at all possible costs. They'll bleed you dry and offer 0 help and assistance. They don't care. They don't fix issues or maintenance they're horrible people on the phone and have zero heart or care for others.
